More choice, different prices and a market that's quietly favouring buyers. October's property update has a few things worth knowing before you make your next move.

Introduction

🏡 The UK property market is cooling, and October brings a shift worth paying attention to. Nationwide reports annual house price growth of just 0.8% in September, down from 1.6% in August, with the average UK home now priced at £274,251. Mortgage approvals have dropped to their lowest monthly level since December 2023, and lenders have started repricing, with fixed rates moving higher after a rise in swap rates.

Add the Government’s proposed “Your First Home” scheme, with more detail expected at the Budget on 28 October, and there is a lot going on beneath the headlines. Whether you’re buying your first home, growing a portfolio, or keeping an eye on your next remortgage, understanding what is really happening right now puts you in a stronger position. This guide breaks down what October’s market update means for you, and where the real opportunities and considerations lie.

UK PROPERTY MARKET UPDATE 🏡 The property market remains subdued.

Nationwide reported annual UK house price growth of just 0.8% in September, down from 1.6% in August. Prices also fell 0.2% during September, with the average UK property now £274,251. Mortgage approvals also fell to 54,918 in August, the lowest monthly level since December 2023.

For buyers, weaker demand can create more room to negotiate. For sellers, realistic pricing remains important.

Key takeaway: the market is still subdued, with house price growth slowing to 0.8% and mortgage approvals at their lowest level since December 2023. For buyers, that can mean more choice and more room to negotiate, while sellers need to price realistically to attract interest. With mortgage rates edging up, though, getting advice early can help you understand what you can afford, secure a competitive rate and make your offer with confidence. 🏡

FIRST TIME BUYER INSIGHT 💡

A NEW HELP TO BUY STYLE SCHEME

The Government has announced Your First Home, a proposed new equity loan scheme for first-time buyers in England.

Eligible buyers are expected to be able to purchase new-build homes with a 2.5% deposit and a 20% government-backed equity loan, reducing the mortgage required. The equity loan is expected to have an initial interest-free period.

An income cap and local property price caps will apply. Further details, including eligibility and implementation, are expected at the Budget on 28 October 2026.

What this could mean: a lower deposit and smaller mortgage could make home ownership more accessible for some first-time buyers.

REMORTGAGE RADAR 📡

MORTGAGE RATES RISE AS LENDERS REPRICE We have seen a clear increase in mortgage rates compared with September.

In one week alone, 28 lenders changed mortgage products, with 20 either increasing rates or making mixed repricing changes, compared with just 3 making net cuts.

Why are rates rising?

Fixed mortgage rates are influenced by swap rates. These are market rates that lenders use to help price fixed-rate mortgages. When they rise, it generally costs lenders more to offer fixed mortgages, so rates for borrowers tend to rise too.

During September, two-year swap rates rose from around 4.33% to 4.60%, while five-year rates increased from 4.43% to around 4.70%.

The key point: mortgage rates can rise even when the Bank Rate does not, because lenders also respond to expectations about future interest rates and inflation.

If your fixed rate ends within the next six months, review your options early. Securing a rate in advance can protect you if rates rise, while some lenders allow you to switch to a lower rate if pricing improves before completion.

BUY-TO-LET INSIGHT 🏘️

BTL rates have also moved higher.

Current best rates are around 3.59% for a two-year fix at 75% LTV and 4.55% for a five-year fix at 65% LTV.

Higher borrowing costs can reduce rental cashflow, so landlords should look beyond the headline rate.

Top tip: review each property against its current rent, mortgage cost, equity and long-term return. A property that worked at 3% borrowing may look very different at 5%.

BRIDGING AND COMMERCIAL 🌉 Bridging finance is currently available from around 0.55% per month, while senior development finance is available from around 6.5% per annum, depending on the project and borrower.

Bridging can help with:

  1. Buying before selling

  2. Auction purchases

  3. Chain breaks

  4. Refurbishment

  5. Time-sensitive acquisitions

Development finance can support land acquisition and construction, with lenders focusing on the appraisal, costs, exit strategy and borrower experience.

Key Takeaway: the right finance structure can be as important as the interest rate.

PROTECTION AND INSURANCE 🔐 A mortgage is usually one of the largest financial commitments a household takes on. Protecting the income that supports it is therefore worth considering alongside the mortgage.

Depending on your circumstances:

  • Life Insurance

Helps repay or reduce the mortgage if you die.

  • Critical Illness Cover

Provides a lump sum following a qualifying serious illness.

  • Income Protection

Can provide an ongoing income if illness or injury prevents you from working.

The right combination depends on your income, dependants, mortgage and existing employer benefits.

DID YOU KNOW? 🤔 The lowest mortgage rate is not always the cheapest mortgage.

A lower rate with a high arrangement fee can cost more overall than a slightly higher rate with a lower fee.

When comparing deals, look at the total cost over the initial fixed period, not just the headline rate.

We can help you secure an available rate now and, if a better option becomes available before completion, review and refresh your deal.

JUST FOR LAUGHS 😂

Why do property owners love fixed-rate mortgages?

It’s the only relationship they can count on for five years.
